First, a word about Search Engine Optimization (SEO): this refers to a person’s or business’s effort to appear on the first page of the Google search results. When you can appear on the first page of the search results for a particular search term – or better yet, numerous unique search terms - you will undoubtedly have a better chance of capturing potential customers. Think of the web searches that you yourself perform. Chances are that you rarely will review the results beyond the first or second page. Experience tells you that the most relevant information and resources will appear on the first or second page of results that relate to your unique and specific search term.

SEO and Real Estate Websites

In the case of real estate, there are terms and phrases that are searched with great frequency, and there are other, more specific terms and phrases that are searched with less frequency. The fact is that most realtors, without knowing it, are competing with one another, in great numbers, for a small handful of search terms. For instance, “Phoenix real estate” is a very general, catch-all search term. And chances are good that the greatest numbers of Phoenix realtors are competing to win visibility for this general term. The shear number of realtors competing for this general term dilutes your chances of capturing buyers who are using this search term.

However, there are a smaller number of people who are searching for very specific terms. For example, some potential buyers may enter the phrases, “two-bedroom homes in Phoenix”, or “gated home with a pool in Phoenix”. If your site has been optimized to include these phrases, and included in such a way that is very visible to the search engines, then you will “win” for this phrase – your site will appear higher in the search engine results than your competitor who is focused on the general term of “Phoenix real estate”.

There are two distinct advantages to this approach. The first advantage, quite obviously, is that you’ve greatly increased your chances of capturing this prospect. The second advantage, and perhaps less obvious, is that buyers searching for very specific terms are quite possibly and even probably, farther along in their home search process. As you know, the farther along a buyer is in their search process, the greater the chance that they are closer to actually making a decision to purchase. You will not only receive more leads among buyers searching the web for properties, you will receive more leads that are “warm”. And all realtors are looking for more ready, willing, and able buyers!
